Managing Associations

While our loyalty and commitment is to the Association Board of Directors, our day to day responsibility is to the Owners and Residents. It is our belief and philosophy that the property should always be maintained in the best condition possible within the budget, accounting to Owners and the Board should be timely, accurate and easily understandable, and communications should be open and timely so that the needs of both the Board and the Owners are met.

The Board is provided accurate accounting reports and property status reports monthly. In addition to the monthly reports, the designated Board members can log in to the Association Portal which providesthem a real-time look at the full accounting systems, bank balances, expenditures, work orders, budgets, etc. There is no waiting for information and there is no doubt that communications is open, transparent and timely.

The Owners are also provided a monthly statement of their account showing outstanding balances for dues and other charges which may have been incurred as well as payment amounts year-to-date. FCMM can also provide Owners with ala carte options making our management, marketing, leasing, maintenance and accounting services separate contracts; thus assuring a continuity of quality through-out the property and quality residents occupying the property.

Residents will receive assurances that we will treat and respect their unit as their home. Residents and Owners can submit and track work orders on-line keeping them informed 24-hours a day and avoiding the necessity of multiple calls to the office. Residents can review their account and make payments on-line whenever they wish. This creates an environment of responsibility and accountability.

  • Efficient dues collection with on-line payment options: Modern owners expect easy, on-line payment options. AppFolio gives owners three convenient ways to pay electronically (Cash, E-Check, or Credit Card)
  • On-demand access to your statements: Owner and Association statements are securely posted to an on-line Association Board or Owners Portal, saving time and paper. These simple statements provide you with property details for the past month. We can also include maintenance invoices and additional reports you request.
  • Resolve maintenance issues promptly: We use AppFolio for electronic work-orders and communication with vendors so we can quickly resolve issues. At your request, we can email you a copy of the work order and relevant information giving you real-time updates.
  • Access to reporting and account information: AppFolio provides the Association Board Members, Owners and Residents access to their own reporting and account information, in real-time.
